An individual architectural plan is being developed for this project. In order to design a facility that balances the elements of commercial image, aesthetic goals, function and economy, the architecture will reflect an efficient and high quality; functional bowling center that evokes not only a strong image and identity but also one that represents the pride of the organization and their focus on excellence.

S
NEW BOWLING CENTER DEVELOPMENT
TOTAL INVESTMENT
Project costs for a state-of-the-art bowling center is approximately $268,000 per lane, including land, building, bowling equipment, furnishings, fixtures, start-up fees and working capital. The variation in the per lane cost is due to regional differences in land values, building construction costs and bowling equipment selected. A -lane center could be an investment of approximately $4,700,000.
FINANCING – CASH REQUIREMENTS
Financing is the most critical factor in opening a new bowling center. Today’s lending institutions will require a down payment of approximately 30-32% of the total project cost. Brunswick will, under certain conditions, assist or arrange for bowling equipment financing with an international lender exclusive to Brunswick such as Cit Financial Canada or possibly Fitraco N.V . At a 32% equity level, 32-lane project at $132,555 per lane, we will require a down payment of approximately $1,815,000. Financing availability for the balance is currently being investigated.
DEMOGRAPHIC REQUIREMENTS
Population generally determines the size of a bowling center. Of most importance, the site must have a 2,000 population per lane within a 10-minute drive circle if urban; a 2,000 population per lane within a 15-minute drive circle if suburban and 2000 population per lane within a 20-25 minute drive circle if rural. We have accomplished this.
SITE/BUILDING REQUIREMENTS
The location will be easily accessible. To allow for the building, parking, etc., a 32-lane center would normally require approximately 3 acres and zoned for bowling. We plan to lease enough space for our facility.
Because of location, ownership, design and tax considerations, most new center venture include purchase of land and subsequent new building construction. Our building will be 140 to 165 feet deep with clear span. Width is determined by number of lanes, so in our case, it will be 165 feet. These dimensions will allow proper space for bowler comfort, various control functions and adequate space for the associated revenue centers. A standard bowling center building is usually considered to be 1,000 square feet per lane.

SECTION 6.0: RESTAURANT AND SNACK BAR ANALYSIS (Cont’d)
Casual restaurants tend to generate higher sales volume generally, in comparison to other types of restaurants such as fine dining. This is indicative of the trend towards more casual dining, as well as the ability of casual restaurants to capitalize on the trend toward “snacking” and eating outside of the traditional meal periods of lunch and dinner.
