The analysis of the construction sector of retail and office complexes and business centers

The current level of business development makes high demands to the maintenance of conditions of successful activity. For many companies the matter of enlargement of business contacts list and sustaining of the positive brand image becomes more and more urgent. It`s time now to implement new ideas of commercial real estate development.

From point of view of investments the sector of residential, retail and office real estate is rather attractive today and provides, according to experts estimations, profitability rate of 15 to 40 %. The average period of recoupment of residential, retail and office complexes and business centers varies from 4 to 6 months. In international commerce it is considered to be a rather good characteristic. In connection with these factors stable growth of volumes of building investments was observed in the central part of Russia and adjoining territories in recent years.

Towns of the Moscow region become more and more attractive to investors.

In the beginning-middle 1990-th office real estate in the Moscow region was mainly in-demand among firms, activity of which was aimed at local consumers and directly involved manufacturing and trading. They started to locate themselves in territories of factories, plants, scientific research institutes; the former construction design offices and warehouses were also made use of. A considerable part of the trading-manufacturing companies is located there to the present time. That is quite often reasonable, since office premises of high quality aren't necessary to such organizations because of low financial solvency.

Development trends of building of retail and office complexes and business centers

Today the situation in towns of the Moscow Region has changed. Lack of spaces is obvious. First of all it is connected with the increase in the number of multi-specialized local firms which need to be settled down somewhere. Besides, improvement of the transport network and of the infrastructure of Moscow vicinity has led to opening of banks and of the branches of large metropolitan companies (travel agencies, mobile shops, agencies of the real estate, etc.).

At present time offices in Moscow vicinity are mostly presented as a part of residential complexes or the shopping malls adjoining to shops, cafes, hotels and other facilities of service industry. We can site as an example the residential estate "Hero" constructed in Pushkino with two built-in floors of office and trading premises, with the total area of more than 2 000 sq.m. Now two similar residential estates – «Silver coast» and "Elite" are under construction in Pushkino, and the complex "Youth", which is being prepared to construction, is also situated there. There are similar built-in office premises in it.

Building sites designed to the erection of two more five-floor business centers are allocated. By the way, these separate office centers of "B" class are first of a kind in Pushkino. As explained by Konstantin Manchenko, the General Director of a Pushkin agency of the real estate "Teremok", tendency of resettlement from ground floors apartments of residential houses and their registration as non-residential property was observed recently in the center of Pushkino – so urgent is premises deficiency in the town.



Today the construction of shopping malls, in which office premises will also be located, is in progress. In most cases it will be offices of "B" class, situated in Solnechnogorsk, Shchelkovo, Reutov and some other cities of Moscow vicinity.

A development prospect for office premises building depends on the chosen territory. Now the western and southwest Moscow directions are considered to be the most popular. For example, Solnechnogorsk benefits because of its location on the highway to St.-Petersburg with the foreign goods traffic. The close location of airport "Sheremetyevo" also takes effect. Besides, building of business centers is planned in the east direction from Moscow.

The further from the capital, the worse the situation in the market is – offices of the overwhelming majority of the towns situated near Moscow are still located in administration buildings or in ground floors of existing homes. For example, the activity of the office premises market of Odintsovo tends to zero. Business centers exist there only on paper. Similar situation is observed in the office market of Balashikha.

 

Sales value of residential and office premises of the Moscow Region

Such factor, as remoteness from Moscow, is of great importance when defining sales value of premises. Towns of Moscow vicinity are extensively overbuild with the residential buildings ground floor of which is registered as non-residential properties.

Rate levels are closely connected with a class of a building which, in its turn, depends on a number of components:

- Location;

- Equipment;

- Operational capabilities;

- A management company, etc.

 

Cost of a square meter of a non-residential premise in Pushkino has grown twice for the last two years. The selling price there amounts to 2200–2900 Euros for 1 sq. m. depending on a building phase and furnish stage. Rental rate in the centers of the towns of Noginsk, Electrostal, Pavlovskiy Posad amounts to 2500 Euro for 1 sq. m and exceeds even prices in towns of Moscow vicinity.

Rates in Reutov and in Zheleznodorozhnyi are at level of 2500–3000 Euros.
